INDIANAPOLIS — After four years of double-digit price appreciation that strained affordability across the metro area, the Indianapolis residential real estate market is showing signs of stabilization in early 2025, offering cautious optimism for buyers who have been priced out or sitting on the sidelines.
According to data from the Metropolitan Indianapolis Board of Realtors, median single-family home prices in Marion County rose just 3.2 percent year-over-year in the first quarter of 2025, down from peaks of 18 percent annual appreciation in 2021 and 2022. Inventory has also improved, with the months of supply increasing to 2.8 months from a low of 0.8 months at the height of the pandemic-era market.
"We're seeing a market that's still competitive but no longer frenzied," said local real estate broker Anastasia Kowalski. "Buyers are getting inspections again. They're negotiating again. That's healthy."
Neighborhood-by-Neighborhood Variation
The stabilization is not uniform across Indianapolis neighborhoods. In-demand areas like Meridian-Kessler, Broad Ripple, and Irvington continue to see multiple-offer situations on well-priced listings. Meanwhile, neighborhoods on the far east and northwest sides of Marion County are experiencing more significant price corrections.
Condominiums in the downtown core have seen the largest inventory buildup, with developers who delivered units in 2023 and 2024 now offering incentives to attract buyers amid rising mortgage rates.
Affordability Remains a Challenge
Despite stabilization, affordability remains a significant challenge. A household earning Indianapolis's median income would need to allocate 34 percent of gross income to afford the median-priced home — above the traditional 28 percent benchmark for housing affordability.
